buying and selling a home using two different realtors/agents?
hello! i have a realtor (whos also a social aquaintance) whos helping me find a new home to purchase. i was considering renting my current place, so i never discussed selling with my buying agent. but now i have decided to sell my place. but i have another realtor friend who i think would be able to market my current place better and have it sold quicker. is it wrong to use two different agents for buying and selling?

This is ok. Each one has strengths. You go with the strengths. And you learn a lot by watching how both of them work. One may turn out to be much better than the other…. altho they will both remain friends.

Calboun, my only concern after having a bad experience is whether to do business with friends. If these are just acquaintances, and there is no real emotional attachments, then it should be fine either way. Whether you use one or both. But using friends that you have a close relationship can create problems and ruin friendships.

There is nothing that states you have to use the same agent for both.
The same agent cannot require you to do both with them.
If you are not under a current listing agreement you can go ahead with your other friend and proceed with the listing.
You are not even required to discuss it with your buying agent..but might as a courtesy.
They are totally separate contracts.

Legally there is no reason why you can’t do this. However, that doesn’t mean that you may not get hurt feelings with the person that is helping you buy. You can try to explain to them your rationale for choosing someone else, but they may still feel slighted. But my best advise it to go with the one that you feel can best sell your property.
