Selling a home and the role of the realtor?
What exactly should a realtor do when selling your home for you…in other words, what are specific things the realtor is responsible for.
What is a reasonable expectation regarding an advance notice from a prospective when they want to look at my home?

Everything should all be talked about right up front as far as all expectations. EVERYTHING! Now as far as your question is concerned…I am not sure where you are located geographically but most of the country is in a downward mode. Most, not all. That being the case, if I was trying to market my home, the advance notice would be "Come Right Now". Sense of urgency is super critical right now if you want your home sold and marketed correctly. I know showings can be a pain and disruptive but you just have to do it right. I hope this helps you out a bit and good luck on marketing your home!!

The realtor works for you, so it’s up to you to determine what you need and want and then communicate that to the realtor. In regard to advance notice, whatever you are comfortable with. There may be times when a viewing is just not convenient for you, and since you are still living in the house you have every right to refuse any viewing that doesn’t fit with your schedule.

You are the boss. With his guidance you set the price, accept/reject any offers and determine how/when the place will be shown.
As for the general items any reputable agency will have brochures or other things to show the expectations both parties have in the deal.
