Listing Your Home With An Agent

Listing Your Home With An Agent

A real estate agent can be a useful tool when selling your home. They can also aid you in purchasing a new home to move into. When you list your home with an agent, you want to be certain that you understand what their responsibilities are so that you can aid them in selling your home.

The real estate agent is responsible for listing your home and marketing it to the general public. They will negotiate the property on your behalf and can offer you advice on everything from setting a good price to staging the home to entertaining offers. An agent will list the home on the MLS, do your paperwork and complete the process of closing. For this service you agree in the Listing Agreement contract that you will compensate the agent with a certain amount of percentage in the form of commission if they bring you a buyer. The commission is provided to the agent during the process of closing on the home.

The MLS is a great tool that real estate agents have. This is a database that in on the Internet and has thousands of properties that are listed for sale. These are not only properties in your area but all over the country. A good agent will scan the database to find listings that will meet your needs. When you list your property on the MLS you are essentially making your home available to buyers and agents across the entire country. Many individuals will be relocating to new and different cities, this allows them and their agents to find homes that are in the area and for sale. Your home could be on their list of houses to look at it if your home is on the MLS. Your agent may also be able to find you a new home as well by using this database.

It is possible to sell your home without an agent, but you are taking a great deal of stress upon yourself by doing so. Only 20% of homes are sold without an agent. This is because you are not able to get your home listed on the MLS without an agent. You are also responsible for all of your marketing, paperwork and home showings. Most homes that are bought are found on the MLS. There are not many agents who will browse the newspaper looking for homes for sale. This means that your house could be missed if you are only able to list in the newspaper, because the wide majority of buyers will use real estate agents to find them homes to look at and those homes are found on the MLS.

5 Simple Tips To Search For a Good Dublin California Real Estate Agent

5 Simple Tips To Search For a Good Dublin California Real Estate Agent

Finding the right agent to help you sell your home (or to help you buy one, in the case of a buyer’s agent) is everything. These transactions are complicated, and if you’re like most home buyers, all your assets are on the line. But all agents vary in terms of commitment, attitude and knowledge.

Before you get started, it’s important to understand exactly what (or who) you’re shopping for. Many people use the terms “realtor”, “real estate agent” and “real estate broker” interchangeably, but they aren’t mutually inclusive.

Confused? Well, for most of the time who you are working with isn’t as important as the level of commitment, energy and local knowledge he or she may have. So discover 5 simple tips that you can use to search for a good Dublin California real estate agent and these tips apply to all agents.

1. Look for commitment.

Many agents only practice on a part-time basis and they might not have the time or drive to give you all the attention you deserve. Also, many brokers are selective in representing properties only within a certain price range. If your home isn’t in it, they might not give it their all.

2. Referrals

Ask friends or relatives to refer you to agents they’ve had good experiences with.

3. National Association of Realtors

You can start your search at the National Association of Realtors’ website if you’re looking for a realtor; they have manylistings of realtors in your area.

4. Matching schedules

Select an agent who can match and work with your schedule. If you can only see homes on evenings and weekends, you won’t go very far with an agent who only works weekdays.

5. Their marketing proactiveness

Ask any prospective agent what actions they’ll take to market and sell your home. It sounds simple, but not all agents work the same way. Some brokers will advertise your property and spread the word to other agents they know. Others will just add your property to the MLS (Multiple Listing Service, a directory of homes for sale) and wait for inquiries. The more proactive your realtor, the better.

Therefore, that’s about it for the tips on how you can search for your good Dublin California real estate agent. However, sometimes it’s better to search for your real estate by yourselves rather than finding an agent. Because no one works harder in finding your perfect house for you other than yourself. Therefore you might also want to consider finding a property by yourself.

Need to search for real estate yourself? Try out this new free real estate search to access fresh comprehensive listings and have exclusive ability to buy directly from banks or any institutions, for up to 90% off the actual market value of any property.

The Methodology Of Choosing An Estate Agent

The Methodology Of Choosing An Estate Agent

Most historians in the country agree that Colchester is the oldest town within the UK. The settlement was made into a major town during the Roman occupation. This was because the location of the town was extremely beneficial. The benefits of the town included close links to trade thanks to the river Colne and an elevated position over the rest of the surrounding landscape. Today is no different and Colchester is still a popular place to live; with many estate agents in the town, finding property is made is easy. The properties range from modern, chic flats to quaint country cottages on the outskirts; with the correct estate agent it will be possible to find the right property for you, but what should you consider before choosing an estate agent. Here are some of the key considerations.

The most important thing to remember, not just in Colchester but in the wider world is that ultimately you will get what you pay for. Like everything in life, a balance between costs and services is important. While it may be tempting to always opt for the cheapest price, it does not necessarily mean that you will receive a great service. In some cases it will be advisable to pay a little extra to gain an estate agent that will strive to sell or find you a property with gusto. Most agencies will be willing to haggle over price but it is important to remember not to haggle too hard, the less you pay, the less effort the agent is likely to put in on your behalf.

The majority of the property selling and buying process requires a great deal of paperwork. Subsequently be sure to wear your thinking cap and take your reading glasses. When signing up to an agent there will be a contract to sign. Understanding what inclusions are in the contract is vital so you do not get hoodwinked into signing up for a poor service. In terms of specific things to look for, try to avoid sole selling agreements and clauses that will sign you up to an agent for more than two months.

Many people believe that using more than one agent will increase their chances of a quick sale. This is not always the case however, in some instances, a buyer who comes to look round your property and sees a plethora of different advertising boards on the front lawn may be inclined to believe that you are desperate to sell. The results can range from buyers putting in lower offers to the not offering at all due to the belief that there is something seriously wrong with the property. That said, having more than one agent can increase your property’s visibility on the market and if they can work together well, can be rewarding.

When selecting an agent be sure to interview many. During this process take notes on each in order to have a reference when making the decision later. In addition, try not to be too heavily influenced by first impressions, while the older less pressuring agent may seem a nicer person, often the flashier, sales technique of younger players can lead to a faster sale. Make the decision predominantly on the track record of the agent; assess their success rates of selling properties and the average time that one of their properties sits on the market. At this stage a methodical and logical approach is essential.

Hopefully this information has given those in Colchester and beyond a better understanding of the process of choosing an estate agent. Naturally property is an emotive issue, having the right agent can help in easing the process and in general making it more rewarding, financially and emotionally.

Benefits of Using a Travel Agent

Benefits of Using a Travel Agent

On the surface, many individuals feel that all of the information on flights, hotels, rental vehicles and other aspects of a vacation are on the internet. While it may be possible for you to find good deals using the web, the best value can be found by consulting a travel agent. This value comes because the agent provides resources and knowledge that is difficult to obtain on your own.

The foremost advantage of working with a travel agent is experience they bring. He or she has likely been working in the field of travel for years and has learned all of the ins and outs of the industry. Even brand new agents have their colleagues to help them learn the ropes. Most agents also undergo rigorous training. This experience and training will allow the agent to serve the consumer very effectively. Perhaps the most beneficial aspect of the experience and training is an agent’s ability to understand the fine print. Sure, you can go on an airline ticket search engine and find what seems to be the cheapest deal. But do you know what you are really getting for that money? More importantly, do you know what you will be missing out on because of the discount? There may also be hidden charges, fees and taxes as a part of the apparently cheaper ticket price, driving what you actually pay up as much as a few hundred dollars. A more expensive flight may often be the best value. The travel agent will always know.

A second advantage that a travel agent can boast is connections. Over years of service, agencies develop relationships with individuals throughout the world. This means that you can have the best options available for you before you even begin your trip. Looking by yourself you may be able to find a great deal of information on what to do at your eventual destinations. However, only a travel agent with good connections can really take care of all the details. Using their ability to get information about the area where you will be visiting, they can get every aspect of your vacation taken care of, even the most miniscule of points. Instead of stopping for lunch at a place that looks okay from the outside, you can be recommended to the perfect local cafe. Instead of wrangling through throngs of tourists to get to an overpriced monument, you can be told the best times during the day to hit each spot. For example, many cities have one day a week in which public museums are open for free. Your agent will be able to find out the best times to go anywhere. All in all, the agent can use his or her connections to set you up with the best possible ways to have the vacation of your dreams.

A recent trend for online travel shopping is packages. Companies will get together to put hotel, food, flights and many other amenities altogether into one bundle that will leave you spending less money. But these bundles are not always as great as they seem. Not only can you end up having to pay hidden fees and charges, but you can also be lured into a sense of security that everything will be taken care of for you. Sometimes everything is not taken care of. It is easy to get yourself trapped into buying an all-inclusive package thinking that you will not need much cash while on vacation, only to find that any slight change in plan is going to change your bill drastically. There also may be little details not covered in your package that you would never think about ahead of time. With any package deal the fine print can be a very important thing, and if you do not have a complete understanding of what you are doing, you could miss something crucial. But travel agents know the industry jargon. They know the best websites, what the packages actually contain and they are out to get you the best deal. Sometimes buying a package that is not the cheapest, but only slightly more expensive will lead to you having a much better vacation. It is not that travel agencies do not take advantage of special packages and promotions. It is that they know the best way to use them.

A final and very beneficial advantage of using travel agents is simply that they are after your best interests. Any supplier of service, whether an airline, hotel, restaurant or rental company; is looking to sell you their product. They also may not tell you when another company offers a better service for a very similar price, or a similar service for a better price. A travel agent wants you to come back again, and therefore will work to find you the best value deal with whatever supplier is offering it. Within that, they are looking for the best deal for you, not for an anonymous internet customer. Using a travel agent can ensure that you have the plans in place to give you a perfect vacation. Also, if something goes wrong during the vacation, the travel agent will be available to help fix the problem.

Looking For An Estate Agent In Ely

Looking For An Estate Agent In Ely

The city of Ely, with its magnificent cathedral lies in the county of Cambridgeshire and sits on the River Great Ouse in the heart of the Fens. It is a city with a rich history, with a strong spiritual heritage with monasteries, abbeys and finally an imposing cathedral within the limits. Additionally it saw the residence of Oliver Cromwell, the one time tax collector in the city. Today Ely is a popular place to live due to its beautiful winding streets and marvellous views over the river and the Fens.

Property in Ely ranges from modern built homes to historic houses and quaint country cottages, those looking to buy or sell in Ely would be advised to find an estate agent, as local knowledge is highly valuable in the property market. But what should buyers and sellers consider when choosing an estate agent? Hopefully the following information will help to add clarity to the process.

The first thing to remember is that with estate agents you will ultimately get what you pay for. While the cheapest price may be attractive, it does not always mean that the best service will be received. In the majority of cases it is possible to negotiate rates with an estate agent; however at this stage care should be taken, paying as little as possible may mean that the agent is less likely to put the effort into the sale of your property. Ultimately you want a realistic price, normally it will be calculated along percentage lines, meaning that the more expensive the property being sold, the more the estate agent will earn.

Secondly it is important to realise that the reams of paperwork related to the purchasing and selling of property cannot be avoided. Subsequently there will be a great deal of reading when in the agency offices. Be carefully what is being signed and make sure to fully understand any contractual agreements before signing on the dotted line. At this time, taking care to avoid tying yourself to the agent for more than six weeks; if they are useless you will want to move on to a new agency. Additionally, sole selling agreements should generally be avoided.

Ely has many different estate agencies; some people may be inclined to hire as many as possible. This is rarely advisable; having more than one agent can be problematic as they have a habit of pulling in different directions. This will ultimately reduce the chances of selling; also having numerous signs stuck into the front garden can look to some buyers like desperation, hence the offers received will be considerably less than expected. That said, if agents can work together well then the multi agency approach is not always a bad idea, assessing how two or more agents may work together from the outset however can be difficult.

Finally it is essential that the agent chosen should be able to communicate with you effectively at all times. If they have trouble returning your calls or emails then just think how any potential buyers are being treated. Preferably an agent should be able to keep sellers and buyers informed of any developments that may occur; nobody is asking for a 24/7 service, but having communication out of office hours and during the weekends is the least that should be offered. Remember an agent that looks after the seller is just as likely to look after any potential buyers as effectively.

Hopefully this information has given those either buying or selling property to choose the right estate agency, whether this is in Ely or more widely. This can be considered essential advice that will help consumers get the best deal from their agent. As long as an approach is taken that realises that a deal is not just about price but services as well; success and satisfaction should be forthcoming.

Guide to Find a Good Tenant Representing Commercial Estate Agent in London

Guide to Find a Good Tenant Representing Commercial Estate Agent in London

For a firm moving to London, the services of a good commercial estate agent are invaluable; they can oversee and orchestrate the move from the moment it has been decided upon – to the moment work begins in the new premises. Their London-knowledge will also be of huge benefit during the process, hopefully saving their clients valuable time and money. But what is it that sets a commercial estate agent in London apart from another? Surely they all do the same job and, therefore, one must be as good as another? The answer is: no.

The main quality in a good tenant representing commercial estate agent in London is a surprising one: loyalty. The agent should be entirely loyal to their client – the tenant and not to landlords or buildings. This means that independent commercial estate agents may have the edge, as they are not answerable to landlords and can reject premises at a moment’s notice, or use their negotiating skills to secure the best terms on their client’s behalf. If the agent is tied in to a landlord, they may wish to offload certain properties as quickly as possible, or charge rents that are too high. An independent tenants’ commercial estate agent should have your firm’s interests at heart.

As well as being loyal, a good commercial estate agent in London should also be very understanding of your company’s needs and your personal tastes. They should work to understand just how your business works and what it hopes to achieve by relocating. In effect, they need to act as though they were your business partners; this way, they will offer you the most suitable properties at the most suitable prices. A good commercial estate agent in London can never ask too many questions when it comes to finding out just what the client needs.

Being knowledgeable is a great asset; a commercial estate agent in London who is constantly researching the market will have a good understanding of available buildings and be privy to insider knowledge of properties that may not yet be available. However, whilst knowledge brings the ability to source properties that are true to the client’s needs, tastes and budget, it also helps if the agent is flexible; business is an ever-changing entity and what seems like a perfectly good relocation brief one day, may not be the next. If a commercial estate agent in London has patience and flexibility, then they are sure to meet their client’s needs with the minimum of fuss.

This also means that a good commercial estate agent ought to be communicative; they should be able to set clear and realistic objectives to the client, from the word ‘go’. Communication is extremely important during the exchange, completion and occupation phases of relocating; advice is always welcome, especially if it comes from a reliable and experienced source. There will also be the need for the agent to communicate with solicitors on behalf of the client – an open channel between these parties can help ensure the process runs as smoothly and as swiftly as possible.

A good tenant representing commercial estate agent has to have many qualities, all of which are geared to work in favour of the tenant.

Why Your Estate Agent Should Be A Member Of The Association

Why Your Estate Agent Should Be A Member Of The Association

Whenever selling or buying a property it will probably involve the work of an estate agent. Choosing an estate agent however can be difficult however, with a lengthy and often tiresome decision making process. At the top of your list of priorities however should be the accreditation possessed by the agency. In most cases it is advisable to use an agency that is a member of the National Association of Estate Agents or NAEA.

The NAEA was formed in 1962 and since this time has worked tirelessly to regulate an industry that has no real legislative demands placed upon it. In the UK there are almost ten thousand members of this body so for homeowners, finding an agent that is a member should not prove that troublesome. The body’s continuing mission is to improve the services provided by agencies nationwide whilst also improving the reputation of agents in the media. While agents are not forced to join, the association strives to include as many agencies as possible to eliminate the numbers of ‘rogue’ operators out there.

If an estate agent is not a member of the association they are not protected by the codes of conduct that the body has put in place. These codes actively work towards improving the experience of consumers whilst actively trying to increase their protection. For an agent to become a member they must first take an examination whilst those who own an agency must also comply with certain accountancy regulations. Training and education hopes to eliminate instances of unscrupulous behaviour but they still occur. To cope with these instances however there is a disciplinary procedure that the association will put into effect. It is worth noting once again however that anybody can open an agency, this is why using one with membership is essential.

When looking for an estate agent it is worth finding one that is experienced and preferably an association member. When in consultation with them it is always worth asking what level of service you can expect to receive and the duties they will perform on your behalf. It is also important to ask how often they will contact you and how this contact will be communicated. As with many things in life, just because an agency quotes the lowest price, this does not necessarily mean it is a great deal; the level of service received is also extremely important.

Unfortunately the estate agent does not receive the best press in this country. The story is different in the United States where the real estate profession is in the top five of preferable lines of work. In the UK however most people see agents as shysters. The association is constantly working to improve this image and instead portray their members as hard working and dedicated operatives. While this may be the general rule across the industry, the work of the association is blighted by a few operators who consistently swindle homeowners.

As a homeowner it is important to avoid these unethical practitioners. By using an association member the chances of receiving a poor service is lessened although there is still a possibility. In general, estate agents work hard for their clients; as there earnings are closely tied to those of the homeowner it is always in their interest to sell property for the best price possible. As a consumer it is possible to find a great agent, interviewing a number of them can be advisable so you are able to gain an idea of their character and working methodology from the outset. By being cautious and meticulous in your planning the chance to find an effective, efficient and successful agent should be a very real and attainable possibility.

Property Thomas Pretty looks into the reasons and why your estate agent should be a member of the association.

The Essential Functions Of An Estate Agent

The Essential Functions Of An Estate Agent

Colchester is a town in Essex, England that is reputed to be the oldest town in the country. A settlement has been on the site since pre Roman times although it was the Roman occupation that saw Colchester become a dominant fortress and major town. Colchester was selected for its elevation over the surrounding countryside, allowing for subjugation of local peoples and the excellent links to the sea along the River Colne.

Today, the benefits of living in Colchester are still evident, many property buyers wish to move t the town and as a result estate agent numbers in the town are large. But how can those selling and buying property in Colchester make the most of estate agent services? Hopefully the following information will answer this question.

The first and most important function of an estate agent is to look around the property and then devise a realistic asking price. This process will require an assessment of the state of the property taking into account the general quality and any maintenance issues. In addition the agent will compare the property to similar properties in the area that have recently been sold, this allows them to make direct comparisons whilst also factoring in the current property market situation. When arriving at an asking price however, consultation should be made with the homeowner, ultimately it is their investment and hence they should have a large say in what it should sell for. At this stage it can also be advisable to utilise many different agents, as then an average figure can be reached.

After arriving at an asking price comes the next most important function of an estate agent. This is to market the property effectively. This process however is a two step methodology that not only requires a keen eye for advertising but also a conscientious approach to publicising. The first step is to compile a profile of the property; to do this the estate agent must take a decent number of photos to present the house or flat in the best light possible, in addition when compiling the profile some literature must added, the agent should write this literature so it gives full details of the property whilst also highlighting its most attractive assets.

The second step is marketing and publicising the property. This is usually performed through a number of different mediums. With so many agents in Colchester the power of the shop window advertisement should not be underestimated; with large numbers of people passing through the town it can be a great way to attract attention from buyers. Another form of advertising is to use the Colchester local papers; this is the best way to reach a regional audience who may be looking for properties. For a more far reaching solution however the internet should be used, there are now many property portals on the web and these are a great way to reach a national even international audience; additionally, if signed up with a large agency, they may utilise their own website to market properties.

The final responsibility of the agent to be discussed here is the management of viewings. This is a vital element in the property selling process and the agent employed should be able to push a property without becoming too imposing. It should be possible to assess the agent’s technique through a detailed interview process but for those who are unsure, sitting in on a viewing can be helpful. In addition to this role, the estate agent should communicate with the homeowner whenever a viewing has taken place, giving feedback and where necessary giving ideas of how the property could be made more appealing to prospective buyers.

Hopefully this article has given those buying and selling property in Colchester a better understanding of the responsibilities that an estate agent should perform. This advice not only applies to property in Colchester but more widely, it is intended that with it, the homeowner should be able to make the most out of estate agency services.

Ask Your Travel Agent These Questions

Ask Your Travel Agent These Questions

When you schedule a vacation, you have two main options – booking everything yourself or working with a travel agent. Although many think that they can save money if they do the work solo, you can often get special deals if you work with a travel agent. However, keep in mind that your vacation can be much improved if you ask the right questions. Here are the top questions you should ask your travel agent while making vacation arrangements:

Question #1: Can I get a better deal if I travel on different dates?

If your vacation time is somewhat flexible, you might be able to get a better deal. Originally, your travel agent will put together a package based on the exact departure and return dates your give him or her. However, if that total price still seems a bit high to you, inquire about changing your dates of travel, even if it is only by a day or two. You can usually get a better deal on flights, for example, if you travel on off-peak days, which are Tuesday, Wednesday, and Thursday. Hotels may have similar mid-week rates, and some tourist attractions even have different rates for weekdays rather than weekends. Before you cut your vacation short, ask about moving the entire schedule by a day or two – you might be pleasantly surprised at the recalculated price.

Question #2: Are the tickets refundable?

When you work with a travel agent, you will probably be booking your vacation months in advance. In that time, circumstances in your life can change. But often your tickets are not refundable if you choose to cancel the trip, nor can they be exchanged if you want to alter some details of your vacation plans. Sometimes, even if the airlines, hotels, etc. allow you to change or cancel, your travel agent requires a cancellation fee for the time she put into planning your vacation. Make sure you discuss these potential charges before you begin working together. Also, if reservations can be exchanged, note whether deadlines are from the date of ticket issue or the date of travel. Policies vary from company to company.

Question #3: How much is your fee?

It is not impolite to ask about the surcharges. While you may feel weird asking upfront about money, this is the best way to find a travel agent who will stick to your budget while still getting you a great vacation. If Travel Agent A charges 10% while Travel Agent B charges just 5%, you will get a much nicer ,000 vacation with the second agent because less of your total budget is being paid for fees. Also, it is important to review pricing policies before you start working together so that you are both clear on your overall budget. If you do not specify that your total budget amount includes the travel agent’s fee, you could find hundreds of dollars tacked onto the end when it is all said and done.

Question #4: Where can I find more information about my destination?

Travel agents will usually give you some brochures and other information about your vacation location. However, if you want to do even more research, ask your travel agent where you can get started. He or she might have some excellent books you can borrow or know other great websites chock full of travel information for people unfamiliar with a particular destination.

Question #5: Do I need a passport or visa?

Laws regarding travel documents are changing all of the time. If you are traveling anywhere outside of the United States, even if it is just through international waters, make sure that you understand what documents or permissions you need to travel legally. Although many travel agents will give you the information you need when you first begin working together, some assume that you are taking care of this yourself. “What do I need to travel to my destination?” should be one of the first questions out of your mouth when booking a vacation and it is a good idea to continuously double check this information, as laws may change. Remember, you should apply for travel documentation at least three months before leaving – and in some cases, even earlier. If you do not have the proper documentation, you will be stuck in the United States, and you likely will not be refunded for the vacation you missed.

Your travel agent should be willing to answer all of the above-listed questions and more. That is their job – making your vacation go as smoothly as possible. When choosing a travel agent, make sure that you find one who is friendly, knowledgeable, and able to answer whatever questions you might have about your vacation and travel plans.
