What should I do if my new trail horse is spooky?

Last October I got a 9 year old paint mare for my birthday (She was green broke). Within a week of having her she bucked me off while I was mounting and I broke my tailbone. I started riding her again in May and I’ve only walked and trotted on her. I’ve only rode her around my property and she gets spooky over little things, even her shadow. My friends and I are going on a 4 day trail ride in Northern Minnesota later this week. I’ve been riding horse for most of my life so im not a beginner but I wouldn’t say I’m an expert because I know there is always more I can learn. I was hoping I could get some advice on what I could do to make this go good for both of us, like how to make her stop if she bolts (I know some where you cross the reins certain ways). But I want to know what you would do. I’m planning on cantering on her in the days leading up to when we leave. Any advice is appreciated (:

Also Im 15 and she is the only horse my mom will let me bring with.

Can my school's principal take my skateboard for more than the school day?

I live in Minnesota and i am in 7th grade…my school does have a no skateboards ON or IN the school’s property. Today (may 4th) my brother and I were going to go skateboarding after school with a freind and ofcourse since i dont live in the town i go to school at i have to bring it but my principal freaked out and took our boards and he threatened to keep them untill tomarrow and he was also saying he can keep them untill we graduate. can he do this? is it legal? my mom is also a teacher at the school…i need answers fast so please help

How can I get my furniture back, if my ex refuses to let me or the cops in to get it?

My Mom let me and now my ex fiance, borrow furniture until we could get our own. My name wasn’t put on the lease due to him fiddling around with rent and I didn’t want to be held responsible for it.

Anyways, long story short, I broke-up with him because he wanted to Move to Minnesota, and I have nothing up there to go to and my family is right here where I’m at. So I grabbed what I could and told him I would be back for my furniture. Took the cops, the cops said I could break down the door but I would have to pay for it, wasn’t starting any problems so refused. I have tried repeatedly to contact him, left him messages, told him I wanted my furniture and nothing.

How can I get my furniture back without having to sue?Since the leasing office won’t let me in, I have no idea what to do except file a stolen property report.

Any Ideas?

Minnesota Probate and Investment Property?

My mother passed away in February 2010 after suffering a brain aneurysm November 1, 2009, she never regained consciousness. She owned an investment property and no one made payments on it after she went into the hospital (5 months behind), now the lender is threatening foreclosure, there’s a scheduled sheriff’s sale for May 6, 2010. My sister has been named the personal representative, with about 25k in my Mom’s checking account she has the following debts:
10k funeral
4k credit card
8k investment property back payments (purchase price 3 years ago 184k, today’s value 160k mortgage amount 168k) No rental income as another family member lives there and doesn’t have the ability to pay.

Her payments on her primary residence (first mortgage of 110k and line of credit of 20k – house value 160k) have been made by my sister since she was hospitalized using my Mom’s money – along with all utilities.

How does probate work when there are back payments on an investment property? I want my sister to make the back payments using the estate’s money and then I’ll continue to make the payments going forward to keep the other family member in the house, but the problem is my Sister doesn’t want/think that the estate needs to make the back payments. I told her (with my very limited knowledge) that the probate process is going to force the estate to make the back payments anyway, so make them now to save any further fees/penalties (right now there are ,000 in fees included in the ,000 back payments)

What I’m looking for is some ‘proof’ to show her that the estate is responsible for those payments so she’ll make them. I’m afraid that the probate process is going to take too long and the sheriff’s sale is going to happen May 6, 2010.

Selling mom’s home to pay for assisted living and health insurances expenses. What are the tax pitfalls?

Her home has been in children’s names (5 of us) for over 6 years.
When we sell, is there a trust we can put the money into for mom’s use – without losing a lot of the sale money to taxes?

Minnesota Eviction Expungement form.?

My girlfriend wants to know if she can get her eviction expunged. She rented a town home seven years ago with two other tenants and after six months was evicted for failing to pay rent.

They never contacted her. She tried to get an apartment last week and they told her that because she had an eviction notice on her record she needed to contact the landlord of that property and get proof she didn’t owe them anything.

They said she owed them ,000 for cleaning, back rent and other misc fees. Don’t feel bad for the landlord, they made over ,000 in rent and were able to write off ,000 in income taxes.

She asked for a detailed bill which said she owed them {content}.00 because everything had been written off as bad debt. That {content}.00 was crossed out and ,000 was put in it’s place. Then they said that they would accept ,000 if she could come up with it.

It doesn’t seem legal for them to ask for money that they have already taken a tax write off on. Because it was seven years ago, they can’t even amend their taxes to correct it so these seems outright fraudulent and I have a feeling that any court would agree that if the debt is written off, it is gone. Is this a good reason for getting an expungement?

It also says that if you can prove that it is in the best interest of the public that she be allowed to expunge the record that it should be so. What are good arguments for proving that it would be in the best interest of the public?
She is trying to get an apartment with me, her mom and her mentally handicapped 20 year old brother. I think the benefit to the state is that they aren’t homeless and not breaking fire code. Together we make over 100,000 a year. But since I am on unemployment until I go to basic training I don’t qualify to co-sign. She has been evicted so she cannot cosign and since the little brother is a vulnerable adult he can’t cosign (even though he has a job and gets social security). Her mom cannot afford triple the rent of a 3 bedroom apartment so we would have to move into a 2 bedroom which exceeds number of people allowed in the dwelling.

How do I go about selling my Dads home myself?

My sister and I will have to sell my dads house because he has passed away and my mom is in a nursing home now. We don’t have much time because we will have to use the money from the house to pay her nursing home bill. Any suggestions or web sites to help us to sell this ourselves? Or is it better to get a real estate agency in on this. The house is free of liens and paid off years ago. Any suggestions will help as I don’t know where to begin. Thanks.

Parents selling home & moving in with me, how can they avoid capital gains tax?

My boyfriend and I just bought a house (110K lien), and his parents will be moving in with us, in a garage-converted apartment. Parents are selling thier house for k to my boyfriend’s older sister. Since they are close to 80 and have no other assests, we are trying to invest legally but avoid capital gains. Should that 80k be paid on our house and add the parents to the title, or should the deed to the original house be passed as a "gift" to the sister and sister pay mom & pop under the table? Or should the 80k be split between all 7 of mom & pop’s children as an inheritance (even though both are alive, they do not have a will). Let me know what options exist.
The parent’s home is a single-wide mobile home on a permanet foundation on 1 1/2 acres of land in Maryland. They bought the land & the mobile home in the early 1980s and have owned & occupied it since then.

Laws about selling home to family members?

First of all we live in California. My mother wants to sell me her house and we don’t want any real estate brokers to be involved. Does anyone know the procedure when it’s between family members? Particularly in regards to taxes? Also would it be more cost-effective if my mom presents the house as a gift to me then I transfer the cash to her? Which one is the better way to save money, tax-wise?

Is there any tax penalty or liability for selling a home to a relative for less then market value?

My Mom purchased a home in N.J. for about ,000 10 years ago.Since then she has refinaced it with a home equity loan and currently owes ,000 left on that loan.She wants to sell the home to me for whats left on the loan as a cash out refinance loan which would put the house in my name. The question is or questions are is there any type of gift penalty to me since the actual market price of the house is 0,000,and how might the IRS view this if at all, as a capital loss(since its being sold for less the it was originaly paid for) or as something else since it could be sold for more. Any thoughts or advice is this would be greatly appreciated.
